Asset Value
Dramatically increasing the building's value
80,000 SF office building · Monrovia, CA
Over a three-year period, during the COVID pandemic, inginir's tenant-focused benefits helped the owners and brokers increase the building's occupancy from 65% to 95% and maintain rents.
Although local utility rates increased by 20% and occupancy increased by nearly half, inginir reduced energy cost by $120,000 in the first year, then held the building's energy consumption steady.
The result was a 2.2x increase in Net Operating Income. In three years, the building's value increased from $10,000,000 to $22,000,000.

CapEx Planning
Avoiding and delaying expensive CapEx investments
80,000 SF office building · Monrovia, CA
The HVAC vendor informed the building's new owner that all four of its rooftop units needed to be replaced, at $225,000 per unit plus another $25,000 in electrical upgrades, a total cost of $925,000.
inginir's analytics showed that two of the units were working properly, immediately saving the owners $475,000 in equipment and electrical upgrades.
The other two units would eventually need replacement, but with careful programming inginir kept them working for another five years. Postponing the $450,000 repair let the owners absorb the unplanned expense on their new investment, then upgrade to far more efficient units in May 2024.

Operations
Improving building engineers' productivity
685,000 SF three-building office complex · Downers Grove, IL
inginir helped the engineering team eliminate 20 hours of overtime per week, significantly improving the engineers' quality of life and helping retain a scarce resource.
The team of four engineers saved over an hour per day on average. Between tenant hot/cold requests and endless equipment alerts and adjustments, the engineers can now pinpoint the exact location of a problem instead of hunting for it.
inginir's remote monitoring and system management tools let the engineers assess equipment alerts and make adjustments proactively, without traveling to the location of the alert, convenient during regular hours and a godsend on nights and weekends. As the head engineer put it, the platform gave the team glasses to better see the detailed operation of each zone and suite on the campus.

Repairs & Energy
Smarter, less expensive repairs. Better performance.
160,000 SF office building · Pasadena, CA
The owners' HVAC vendor recommended an entirely new HVAC controller at a cost of $86,250.
Based on in-house expertise as master system integrators, inginir re-evaluated the vendor's proposal and delivered a better and less expensive controller solution with the exact required feature set, then added controls for the rooftop boiler and cooling tower, improving both savings and sustainability.
Reduced daily runtime extended equipment operating life, eliminating looming CapEx exposure across a 500-ton chiller ($225K), a 500-ton cooling tower ($300K), and a 60-ton RTU ($600K).

NOI & Execution
Driving NOI growth and project execution
51,292 SF single-tenant office · Lancaster, CA
A family office developer with multiple successful deployments acquired a former department store and repositioned it into a single-tenant office building, renovated in 2026. Having previously achieved a 2.2x NOI increase within three years on another asset using the platform, the client's strategy was clear, leverage real-time building intelligence across the full asset lifecycle, from acquisition through stabilization and eventual exit.
During construction, the team identified accountability gaps among trades that threatened schedule and ROI, incomplete work passed downstream, unfinished electrical terminations, and out-of-scope disputes. inginir stepped beyond the traditional vendor role and acted as a technical accountability layer, identifying incomplete work early, bridging communication gaps, and resolving bottlenecks in real time.
inginir analytics also enabled a data-driven equipment decision, switching from rooftop air handlers to package units, representing hundreds of thousands of dollars in savings, while protecting the schedule and budget so revenue generation began on time.

Government & Labs
Transforming a USDA research facility
USDA Agricultural Research Service · Marshfield, WI
The USDA-ARS operates 95 research laboratories nationwide, environments that must be tightly controlled to protect staff health and research integrity. A 2008-era JACE controller had produced years of chronic failures, unstable static air pressure that slammed lab doors and disrupted work, loss of airflow in fume hoods risking experiments and staff exposure, no scheduling, and an outdated OS that failed government cybersecurity requirements.
The original RFP called for a like-for-like JACE replacement. inginir recognized that would lock the building into the same limitations, and proposed a solution that complied with GSA's functional requirements while delivering far greater value, an edge controller with cloud computing, retention of existing program logic to avoid disruption, hundreds of devices and over two thousand data points mapped, read/write control, fault and leak detection, and remote real-time visualization.
The building went from unacceptably reactive to intelligently proactive, with an extended warranty and support coverage, at a significantly lower cost than the standard replacement.
