BACKGROUND

A family office developer with multiple successful inteliGlas deployments acquired a former department store in Lancaster, California, repositioning it into a 51,292 SF single-tenant office building (renovated in 2026).

Having previously achieved a 2.2x increase in NOI within three years on another asset using the inteliGlas smart building platform, the client approached this project with a clear strategy: leverage real-time building intelligence across the full asset lifecycle—from acquisition through stabilization and eventual exit.

From day one, inteliGlas was deployed to specify controls and hardware based upon the occupancy type and environmental conditions. As the project progressed from construction to occupancy, inteliGlas enabled the continuous optimization of building performance, operational cost control, and long-term asset value.

THE CHALLENGE

In addition to the typical complexities of integrating modern systems into an older building, the project encountered critical execution risks during construction. The inteliGlas team identified accountability gaps and “jurisdictional” challenges among trades that threatened both schedule and ROI.

Specifically, they found:

  • Scope ambiguity between trades led to incomplete work being passed downstream
  • Electrical crews completed rough work (e.g., pulling wire) but did not finalize terminations
  • Responsibility disputes resulted in delays, with trades claiming out-of-scope work:

Left unresolved, these issues would have delayed delivery, increased costs, and negatively impacted the project’s financial performance.

    THE SOLUTION

While they were integrating and commissioning the inteliGlas system, the inteliGlas team took a proactive role in stabilizing the execution of the project.

    inteliGlas contributed the following:

    • Identified incomplete work early, preventing downstream delays
    • Bridged communication gaps between stakeholders and project management
    • Resolved bottlenecks in real time, keeping critical path activities on track

By stepping beyond a traditional vendor role, inteliGlas effectively acted as a technical accountability layer, ensuring that installed systems were not only present, but fully operational.

    RESULTS

First, inteliGlas recommended changing from rooftop air handlers to package unitsinteliGlas analytics enabled data-driven decisions on equipment performance and tenant comfort, helping the client choose the proper equipment representing hundreds of thousands of dollars in savings.

Next, inteliGlas protected the schedule and budget. inteliGlas helped keep the project on schedule and within budget, and enabled revenue generation to begin by the expected date.

And finally, inteliGlas enhanced the marketability of the property and increased its asset value and exit potential by improving energy efficiency and indoor air quality. These benefits were highlighted in the sales materials:

“The building is further improved with energy monitoring and control via the inteliGlas system, linking all HVAC units through AI for maximum efficiency.”

Reducing operating costs and enhancing tenant experience with inteliGlas’ autonomous management positions the property for a premium exit, delivering stable, predictable “mailbox money” returns to future ownership.

    CONCLUSION

By combining advanced building intelligence with industry experiences and hands-on execution support, inteliGlas played a critical role in system performance and the overall financial success of the project.

From acquisition through construction and stabilization, inteliGlas delivered measurable impact across:

    • Data-driven decisions about equipment and controls
    • Operational performance
    • Perception and positioning of the property
    • Asset valuation
